Toronto Condos Developed With “Smoke-Less” Vapor Option

Vaping has proven to be such a popular lifestyle choice for new homeowners that Toronto condominium developer Options for Homes is offering a “Smoke-Less” option, according to Business Insider. The new Humbler high-rise tower prohibits residents from using combustible cigarettes, but allows for the use vapor products in its two- and three-bedroom family suites. This is the first development we're aware of that cracks down on tobacco while openly embracing vapor.


An issue driving this type of innovation is an emerging consensus that passive, or second-hand vaping has been debunked as a health problem. It also showcases an emerging trend to not only accommodate potential buyers but to look at a future where vapor is a regular and accepted part of the shifting modern lifestyle.


'We feel that restricting smoking while permitting vaping strikes the right balance between the best interest of many and the personal rights of the few,' she continued.

  

The 'Smoke Less' policy at The Humber will restrict smoking and vaping in common areas of condos including elevators, stairways, hallways, parking garages, laundry facilities, lobbies, outdoor spaces and entertainment rooms.

Options for Homes did their own survey of 7,000 potential customers, drawing their results from 800 respondents. Seventy-five percent of the respondents said they would be more likely to purchase in a smoke-free building, while 13% said it would make no difference. When asked if other agents was restricted to e-cigarettes or vaping devices, 49% said they would be more likely to purchase (28% said it made no difference) and 13% said they'd be willing to switch to a vape device in order to gain access to a unit. 12% of respondents said they'd be willing to switch to a vape device for tobacco, while 81% said the question was not relevant to them.


This data shows a number of different trends that led Options for Homes to design the Humbler: the majority of our potential purchasers favor restrictions on smoking, and there is a willingness to find alternatives to combustible smoking. These trends in business markets showcase a shift in culture where vapor products are becoming more commonplace and acceptable in a family environment and that companies should work towards accommodating customers who value and enjoy vapor in general. Legitimizing vapor through scientific research in the court of public opinion is one thing, applying those lessons is merely the next step.
